Tri-City purchases Wellness Center & Medical Office Building

Acquisition is a major milestone that will generate significant long-term financial savings for the district

OCEANSIDE – Tri-City Healthcare District, which operates Tri-City Medical Center, has purchased both the 58,000-square-foot building occupied by Tri-City Wellness Center and the 25,000-square-foot Medical Office Building, located on the same parcel, for $47 million. The complex is located at 6250 and 6260 El Camino Real in Carlsbad, California. Tri-City Wellness Center is a premier, award-winning, fitness and medically-integrated Wellness Center.  The Medical Office Building houses physician offices, including time-share suites and Tri City Medical Center’s award winning Wound Care facility, which boasts a healing rate in excess of 94%, one of the highest healing rates in the Nation.

In 2010 Tri-City Medical Center’s Wound Care and Hyperbaric Medicine program was named “Wound Care Facility of the Year” at the 7th Annual International Symposium for Hyperbaric Oxygen and the Future of Healing. The Wound Care program has been based at the Carlsbad location since 2010.

Tri-City Healthcare District acquired these facilities from its builder and original owner ECR Corporate Center. Prior to this transaction, Tri-City Medical Center leased the property from ECR.

In January 2009, Tri-City Medical Center opened the Wellness Center making it available to the public and the surrounding community. This world class facility features the latest in cardiovascular and strength-training equipment, various Hospital based medical programs, featuring the only Hospital based aesthetic program in the State of California, a 25-meter lap pool, an indoor running track, a group fitness gym, a yoga studio, a warm-water therapy pool, a spa and café, child care and community meeting areas.

Since its opening in 2009, Tri-City Wellness Center has been voted three times as the best gym in San Diego County according to polls taken by Channel 10 news and published as the “A list.”

“In the same way that the Wellness Center and the Medical Office Building benefit our community’s health, this acquisition benefits the long-term financial health of Tri-City Healthcare District,” said Tri-City Medical Center CEO Larry Anderson, who stepped into the CEO role just as the Wellness Center was opening. “By purchasing these facilities, Tri- City Medical Center will save as much as $60 million by the end of the lease period and will increase its current liquidity by $10 million in addition to owning the Wellness Center and the Medical Office Building.”
